Booking Terms & Conditions
Your contract is with Amy Villa Turizm Limited.
Only reservations submitted via our website are accepted.
Your booking is not confirmed until you receive a confirmation email from us.
We accept payments by card and wire transfer.
If your arrival date is within 10 weeks, you will be billed the full amount (cancellation terms at point 16 will apply)
If your arrival date is not within 10 weeks, you will be billed non-refundable deposit of 25% of the villa cost.
Your credit card is billed directly in British Pounds.
The charge will appear on your credit card statement as "Amy Villas".
3 Security Deposit
A security deposit of 200.00 British Pounds will be billed along with the total amount due for rental, car hire and transfers as required. This will be held by Amy Villas against the possibility of loss or damage to the property and contents, in excess of general wear and tear, and excessive use of utilities. The security deposit will be fully refunded within 14 days of departure subject to a clear inspection. The security deposit is refunded in full in the event of any cancellations.
4 ATOL Financial Protection Cover
All the flights and flight-inclusive holidays on this website are financially protected by the ATOL scheme. When you pay you will be supplied with an ATOL Certificate. Please ask for it and check to ensure that everything you booked (flights, accomodation and other services) is listed on it. Please beware that ATOL protection does not cover villa-only bookings.
5 Time of Arrival and Departure
Unless otherwise noted, the property will be ready at 4:00 pm on arrival day and must be vacated by 11:00 am on the departure day.
6 Number of Guests
The number of guests staying in the property is not to exceed the number specified in the booking confirmation. Under no circumstances will any additional guests be allowed to stay without prior agreement and payment.
7 Management Access to Property
We or the owners reserve the right to visit the property at any time to undertake essential maintenance work, pool cleaning, gardening, routine inspections and emergency repairs.
8 Public Services and Liability
We or the owners cannot accept any liability for the breakdown of public services including water and electricity nor in respect of any equipment, plant machinery or appliances in the property.
9 Building Work and Liability
North Cyprus is a popular area for new property construction. It may happen that building or construction work, both by government authorities and private developers, may be occurring near your villa during your stay. We or the owners cannot accept any liability for such building or construction work. Should your villa happen to be in a building site and you consider moving into an alternative accommodation please inform us immediately after arrival.
You must ensure that your party is adequately insured for cancellation, ill health, personal belongings, public liability etc. We or the owners cannot be held responsible for any accident, injury, loss or damage to property or person, however caused.
11 Airport Transfers
You are responsible for informing us about flight delays. Although the taxi driver is likely to wait for you, we cannot guarantee that they will do so. In the event that your flight is delayed and we have not been informed beforehand, and the taxi driver leaves the airport, we are unable to refund your airport transfer cost since we will have to pay the taxi driver.
Animals/pets are strictly not permitted at the villa. If a pet has been in the property, there will be an automatic security deposit charge, to cover the cost of professional cleaning.
13 Baby Equipment
Most of our villas do not provide baby equipment. However this service can be provided with an additional cost. Should you require to baby equipment please mention this under the remarks section of our booking form. We will then confirm the cost with you.
14 Internet Access
We cannot accept any liability for the speed or reliability of internet connection where advertised.
15 Amendments/Alterations by You, the Client
We will do our best to accommodate any changes but cannot guarantee to do so, as this may depend on the availability.
16 Cancellation by You, the Client
Cancellation of your booking must be done in writing and made by the person who filled the booking form.
The cancellation charges will depend on the time your written notification is received and it will be levied as follows:
- If you have paid 25% deposit of the total amount, this portion is non-refundable.
- If you have paid 100% of the total amount, 75% will be refunded.

Transfers combined with villa bookings are refunded

17 Cancellation or Amendment by Us, the Company
In the unlikely event that we or the owners have to cancel the accommodation booking, your credit card will be refunded the full amount immediately.
18 Accuracy of Information
All information supplied is correct and accurate to the best of our knowledge. We cannot, however, be held responsible for changes made that we are not made aware of or are indeed beyond our control. All distances and measurements given are approximate and should be used as a guide only.
This contract is subject and should be interpreted under the Turkish Republic of Northern Cyprus Courts.
